The location is what makes this residence so appealing.
The rest is mediocre, from the customer service to the poorly laid-out apartments.
There are better options nearby, at the same price!

Beautiful location near beautiful beaches. Large pool where kids can have fun. A shop (SPAR) is a 2-minute walk away. Also close to the port of Les Issambres, which provides access to St. Tropez by shuttle (for a fee). Jet skis, boats, and other rentals are also available.
The residence is located not far from St. Maxime (a lively and very charming resort) and, on the other side, Fréjus/St. Raphaël.

I had a wonderful stay despite a minor technical issue, which was quickly addressed by the manager, who was able to efficiently find a solution.
The real highlight of this residence is the entire team: kind, pleasant, smiling, and always available. A true joy, thank you to them and to the manager for their responsiveness.

Regarding the residence, it is ideally located: the beach is only three minutes away, the swimming pool is magnificent, parking is always available, and the location is perfect, between Saint-Tropez and Fréjus.

It's good to be able to overlook a few things.

First of all: The location on the Côte d'Azur and the micro-location in Les Issambres, with its proximity to the sea, restaurants, pharmacy, and grocery store, as well as the direct sea view – as well as the entire complex with its vegetation and pool – are fantastic. The balcony door can be locked, and the entire complex is monitored by a security company. Incidentally, the location of the complex is incorrectly marked on Google Maps as of August 2025 – the entrance is immediately downstairs on the right after the turnoff, opposite the notary's office.

You always feel safe, treated kindly, and in good hands, and can enjoy the wonderful region.

The A rating is definitely very good, primarily due to the location and the beautifully maintained and well-maintained complex with a pool, snack bar, and friendly staff, who are happy to help out with a word of English.
Personally, I find two things unacceptable in the year 2025: Wi-Fi is only available by coin (approx. €15 for a week) and there is no air conditioning – at least not in our apartment. However, there were three pedestal fans that circulate the air. In the evening, these are very useful for refreshing the air with the balcony door open; otherwise, however, they feel more like a stopgap measure, and it simply remains borderline warm at night. Oh, and by the way: mosquito repellent and insect repellent pens are practically essential for survival here – those little bugs are omnipresent.

The B grade is the fact that some travelers will probably find more or less annoying:
- The furnishings are more reminiscent of the 90s and 2000s than of today's standards. There's also a certain odor that's hard to define. However, a microwave, dishwasher, refrigerator with freezer, kettle, filter coffee machine, toaster, carafe, and cutlery are available.
- The room layout is suboptimal – at least, that was the case in our apartment. One room with a toilet and shower, a second with a bathtub and a slightly larger sink. This might be useful when fully booked with 6 people, so everyone can use their own toilet; more on that later.
- The toilet and shower are small and cramped. Being overweight is generally unhealthy – and not conducive to navigation here either.
- The cleanliness of the shower and sink is not up to the standard you'd expect in a rooftop area. Some might find it offensive, while others overlook it and cheerfully write it off as "southern living."
- The bedroom is perfectly fine, but it fills the room very neatly. You end up crawling over the bed. Again, it's a matter of personal preference as to whether you want to be bothered by it, have to, should, can, or want to.
- The children's bedroom is also small, but exudes a pleasant charm. You can have a bunk bed combined with a tiled floor. If you know your children, you can also steal a cushion from the sofa and place it there to cushion the impact.
- The aforementioned sofa would then be suitable for people 5 and 6. The sofas are large and extendable; however, this would make the apartment extremely cramped, and you'd probably be standing on each other's toes, especially in the mornings and evenings. We were two adults and two children, and the space was still good.

Overall, a great stay – and probably every traveler knows their own expectations. Are you stuck in your shell and disgusted every day by the unpleasant details, or can you see the bigger picture and enjoy the overall package? For me, it was 70% the latter.
However, I can't recommend the accommodation without reservation. Given the asking price, the lack of air conditioning, the lack of Wi-Fi, and the sometimes clearly poor hygiene or outdated amenities, I would definitely look around again before booking again – to be fair, without knowing what the standard is like in other accommodations in the region.
The Côte d’Azur is simply not a budget holiday.
