Let's start with the positives.
The setting is beautiful, the location is magnificent, and the proximity to the sea is fantastic. The village of Courseulles is also very pleasant, with plenty of shops and restaurants nearby.
The club's swimming pool is excellent, and the grounds are lovely, especially for cycling.

We also appreciated the staff, who were very friendly, helpful, and attentive.

Unfortunately, there are many negative points that largely overshadow our experience. The cleanliness of the accommodation was, for us, a complete disaster. Upon arrival, we had to practically clean everything again. The floor was covered in splashes, and we had to mop it several times.
The toilets were heavily scaled, and the tap aerators were completely clogged with limescale.
The duvets were stained.
For us, the cleanliness of the bedding should be impeccable. The vacuum cleaner barely worked, the dishwasher filter was completely clogged, and the cupboard handles were dirty. The refrigerator and microwave weren't clean either.

The shower smelled strongly of mildew. Some of the bathroom tiles were also broken in several places. This gives an overall impression of neglect.
The patio tiles are stained, and, most importantly, there were no sun loungers or parasols. When it's very hot and the sun is beating down on the patio, it's simply impossible to stay there.
As for the dishes and equipment, we found only the bare minimum.
Soundproofing is also a real problem. We were woken up several times by our upstairs neighbors, especially very early in the morning. You don't go on vacation to be woken up at 7 a.m. by the noise of people running or moving chairs. Regarding the view, the photos shown are indeed very pretty, but depending on the location of the accommodation, the reality can be very different, especially for apartments on the ground floor.

Finally, given the heat waves we're experiencing now, it might be time to consider installing air conditioning in the apartments. Without it, some units can quickly become unbearably hot.

Recurring problems
What surprises me most is finding, in the reviews, comments that come up regularly year after year.

So I sincerely wonder: are there actually managers who read the reviews and take into account the requests and comments of guests? Cleanliness is essential. If the accommodation isn't clean upon arrival, it immediately ruins the experience.
I also find it regrettable that some people seem to accept situations that, personally, I consider unacceptable.

Another recurring problem: parking. The lack of assigned parking spaces allows some vacationers to occupy two or even three, further complicating the situation.

Several evenings, we had to park in disabled parking spaces due to a lack of available spots, even though we are not disabled. I am currently waiting for my disability card because of a heart condition, but this obviously does not justify occupying these spaces. Better parking organization, with clearly marked spaces, is truly necessary.
For our part, despite the qualities of the site and its surroundings, we will not be returning.

P.S.: We may be tourists, but there are much better options in the village than the awful industrial bread you sell.

One star for cleanliness because for us, that's the essential point!

Very friendly staff and welcome, well located, close to the beach and shops.

A truly wonderful stay! The accommodation was spotless and comfortable. The optional services were very convenient. The staff was attentive and friendly. The location is excellent; you can leave your car and walk everywhere: very close to the beach, the town center, and historical sites to visit. The surrounding countryside is lovely and relaxing. We absolutely loved it!

The apartment is ideally situated (2nd floor, double view of the surrounding countryside) in a quiet residence, very close to the port and the town center of Courseulles with its beach, markets, cinema, and shops.

We would have appreciated a little more storage space. The pool is small but very pleasant. The staff is very professional and welcoming.
